It would seem obvious, wouldn't it? They need to see what is on the market, what sort of shape it is in, the price they could expect, who might be interested, etc.

The main reason is legal. In several states, Real Estate agents can be liable for "hidden" defects, of which the agent could or should have known. So in these states, the agents use a professional inspector to list the defects, and then make that report public to the seller and buyer.
