Thank you for your message and we understand the situation of the business should not be your concern but is relevant. Our shared objective is to rectify this situation amiably and avoid any wasteful legal time and costs, which I believe we all agree would not help resolve the situation and be counterproductive.
Our counterproposal is something we can hopefully achieve together that achieves both parties objectives for a speedy and achievable resolution.

We asked for a short term 50% reduction for six months and believe that given the shape of the apartment which will need many repairs if you hope to rent for the current rental. We wanted to provide the below for your consideration:
Exit the apartment on or before July 31, 2024
Provide new potential renters access to the apartment to start looking at the apartment to rent with reasonable notice about dates/times to see the unit
Provide your renovation people access to the apartment to do the many repairs, painting, etc.. I believe you have the photos and reports from ourselves and the HK Government

Understanding that you may not rent the apartment by July 31 2024, and a gesture of goodwill if the apartment is not rented before July 31, 2024.
We wanted to offer to pay 50% of the rental ($59,500 HKD / 2 = $29,750 HKD) on a pro-rata basis if the apartment remains unrented in August 2024.

We will do our best efforts to try and find an new tenant. Please advise what rental amount given the market you intend to list the property. As part of our goodwill and good faith, If we find a Renter for you as part of this deal we would not ask for any commissions or referral fees. I believe if you permit this we have the possibility to do this.

- Vacate the apartment by July 31, 2024
- Allow prospective tenants access to view the property with reasonable notice
- Permit your renovation team access to the apartment for necessary repairs and maintenance, utilizing any reports and documentation provided by ourselves and relevant authorities
2. In the event that the apartment remains unrented after July 31, 2024, as a gesture of goodwill, I propose to contribute 50% of the rental amount ($59,500 HKD / 2 = $29,750 HKD) on a pro-rata basis for the period until a new tenant is secured.
3. I am committed to assisting in finding a new tenant for the property. Please provide details of the anticipated rental amount for listing purposes. As a gesture of goodwill, I am prepared to waive any commission or referral fees should a suitable tenant be secured through our efforts.
