Have you thought of transportation and labour supply as necessary, as is nearby markets to sell goods?

Coal (and wood) can supply energy, certainly. Factories need energy. Why? Why is water needed? Hint: what transports goods across the ocean? Why would a labor supply be needed? What about transportation?

All of these can come from you own thinking, it is not rocket science.

They started using coal instead of wood steam engines instead of manual labor and cotton mills. But the main resource that led to the Industrial Revolution in New England was the invention of a cotton spinning machine by Samuel Slater.This eventually led to the first American textile mills.
