Changes in demographics, market demand, transportation and infrastructure, zoning and tax policies, and new technologies (e.g., irrigation or renewable energy) all alter what uses are profitable or permitted, while conservation easements, remediation, or climate impacts (flooding, erosion) can restrict or redirect uses — so the same plot can move through agriculture, residential, commercial, industrial, conservation or mixed uses over decades.
