x^2 + 4xy + 4y^2 - 9x^2y^2
= (x+2y)^2 - 9x^2 y^2
= (x+2y)^2 - (3xy)^2
now you have a difference of squares
= (x+2 + 3xy)(x+2 - 3xy)
= (x+2y)^2 - 9x^2 y^2
= (x+2y)^2 - (3xy)^2
