P = 2L + 2W

A = LW

Perimeter = 2 times the length + 2 times the width

Each side could be

12 by 12 (24 + 24 = 48)
10 by 14 (20 + 28 = 48)
8 by 16 (16 + 32 = 48)

Multiply the possible lengths and widths together to get the area.
