write it like this:

(3xy + 6x^2)/(2y) * (4xy - 2y^2)/(9x^2 y^2) * 1/((4x^2 - y^2)
factor it ...
= 3x(y + 2x)/(2y) * 2y(2x - y)/(3xy)^2 * 1/((2x-y)(2x+y))
= 1/(3x y^2)
